“Switch to weekly repayments and save thousands in interest.” You’ve probably seen the claim.

It’s not necessarily wrong. It’s just not the full picture.

Home loan interest is generally calculated daily. If you have an offset account, the balance held in it reduces the portion of your loan that interest is calculated on each day. That can have a greater impact than simply changing how often you make repayments.

If your income is already being paid into your offset and you’re keeping as much money in there as possible, repayment frequency may be more about managing your cash flow.

If you use an offset account, then match your repayments to the way your income and expenses work, rather than changing the frequency based on a broad claim that it will automatically save you thousands.

There’s plenty of discussion about timing the property market, but your income timing can be just as important. A pay rise, promotion or business milestone could significantly change what you’re able to borrow.

If a pay rise, promotion or business milestone is genuinely close, the gap between buying now and buying in a few months can be significant - Not only in how much you can borrow, but in the price range and properties available to you.

Neither option is automatically the right one. 

Buying now might make sense if the market or a specific property justifies it. Waiting might make sense if a short delay meaningfully changes what's on the table. The only way to know which applies to you is to actually model both scenarios side by side, rather than guessing.

Living at home rent-free feels like it should only help your borrowing position. In most cases, it does, but there's a detail worth knowing.

Even if you're not paying rent, most lenders will still factor in a notional rent expense, often around $650 a month. It's still well below what most people pay renting independently, but it's not zero, and it does get counted.

Here's the part that trips people up: this only matters if you're buying an investment property. If you're purchasing a home to live in, that notional rent expense is excluded from the assessment entirely, so your living-at-home situation works in your favour without the same offset.

Rent (real or notional) is one of the biggest expenses lenders weigh after tax, so knowing which scenario applies to you can shift what you're able to borrow.
