How is borrowing capacity calculated for someone who already owns property?
Lenders assess your income, existing debts (including your current mortgage), living expenses, dependants, and the proposed new repayments. If you own an investment property, rental income may be counted as part of your income, though lenders typically apply a discount. Your existing equity does not directly increase your borrowing capacity, but it can reduce how much you need to borrow, which affects serviceability. Every lender calculates this differently, which is why comparing across lenders matters.
Can I use the equity in my home to buy an investment property?
In some situations, yes. If you have built up equity in your current property, a lender may allow you to access a portion of that equity to use as a deposit or contribution toward a new purchase. The amount available depends on your property’s current value, your existing loan balance, and the lender’s maximum loan-to-value ratio.
